✅ Step‑by‑Step: Converting Your A‑Khata to E‑Khata

  1. Access e‑Aasthi portal: Visit bbmpeaasthi.karnataka.gov.in.
  2. Login/Register: Use your mobile number and OTP.
  3. Locate your draft: 21+ lakh khata records have already been digitized – look for “Draft E‑Khata” under your ward
  4. Upload documents, including:
  • Sale deed / title deed
  • Property tax receipts (last few years)
  • Encumbrance Certificate (only for sale/transfer)
  • Khata certificate (A‑Khata)
  • Utility documents (BESCOM bill, etc.)
  • Aadhaar e‑KYC, PAN, property & applicant photos
  1. Verify property location using GPS on the interactive map.
  2. Submit & track: You’ll receive an acknowledgement and can track progress online via your application ID.
  3. Final issuance: Typically processed in 48 hours, with virtual monitoring ensuring swift clearance

Note: If your property isn’t geo-tagged correctly or your PID (Property Identification Number) doesn’t match official records, your application might face delays. Manual correction may require a visit to the Assistant Revenue Officer (ARO).

✅ Can You Convert to E-Khata for Free?

Yes — if your property is already compliant with BBMP norms, you can convert A-Khata to E-Khata at no cost.
Here’s when you’re eligible for free and smooth conversion:

  • You already have a valid A-Khata
  • All property taxes are paid in full
  • The layout is approved by BBMP, BDA, or BMRDA
  • There are no pending betterment charges
  • Your property has no legal issues or violations

If the above conditions are met, your E‑Khata may be generated free of charge via the e‑Aasthi portal, often within 48 hours.

⚠️ When It’s Not Free — Or Not Allowed

Your application might be put on hold or rejected if:

  • You don’t have a Khata yet
  • Betterment charges are unpaid
  • Your layout is unapproved
  • There are property tax dues
  • You have violated building norms
  • The property is under legal dispute

Until these issues are resolved, BBMP will not issue your E-Khata. You must address these issues — including layout regularization and clearing dues — before proceeding with E‑Khata conversion.

  2. Apply for Khata Registration at your local BBMP office
  3. Pay Betterment Charges if needed (esp. for B-Khata or revenue sites)
  4. Receive A-Khata → Only then apply for E‑Khata on e‑Aasthi portal

If the layout isn’t approved or is under dispute, Khata registration will be denied until regularization is complete.
