Making well-informed decisions is KEY, and we believe that “Knowledge Empowers You!” to handle important processes with clarity and confidence.
As part of our KEY Series, we want to keep you informed about crucial updates. Here’s an important update you should be aware of regarding property tax payment for the 2025–26 fiscal year:
🔄 What’s Changed?
- The ₹1200 SWM user fee has been waived for bulk waste generators like large apartment complexes.
- Instead, BBMP now imposes a ₹12/kg waste disposal charge, which is to be handled by the Resident Welfare Association (RWA), not individual owners.
This change follows a series of fee revisions by the government (Read More – Deccan Herald).
However, as per a recent clarification, BBMP has officially waived the ₹1200 fee for bulk generators (Read More – Times of India).
🛠️ How to Proceed While Paying Property Tax:
When you log in to pay your BBMP property tax:
- Question 12: Select “Yes” for Bulk Generator.
- Question 12A: Choose the last option – “Part of more than 100 units”.
- You’ll get a popup saying you’re liable to pay ₹12/kg as a bulk generator. Click “OK”.
- Proceed with the payment as usual.
Please note: You won’t be charged the ₹12/kg in your tax bill—this is handled by the RWA as a bulk payment separately.
⚠️ Please Confirm With Your RWA
We recommend you double-check with your apartment association to confirm if this process applies exactly to your community.
For example, Purva Fountain Square and Brigade Metropolis have already adopted this updated approach.
